As part of our popular Lowcountry Home Plan Series, the Berkeley reflects the details of South Carolina&rsquo;s signature architecture. This ranch floor plan presents a sensible layout that offers flexibility to fit your lifestyle. Choose the 3-bedroom design with a flex room (that already includes a closet), or easily convert that space into a 4th bedroom. You can still have room to play with because the Berkeley floor plan also includes a dining room that could serve other purposes&mdash;like a home office, workout area, playroom, hobby studio, or media room, to name just a few. The open concept blends the main living area into one welcoming space. You can see what&rsquo;s happening in the great room when you&rsquo;re working in the kitchen. This &ldquo;big picture&rdquo; view also includes the dining area, a sunny space for casual or formal dining. The kitchen&rsquo;s center island includes the sink and dishwasher, making it easy to go from prep to cooking to clean-up with the most efficiency. The owner&rsquo;s suite connects to the kitchen, so it&rsquo;s easy to grab that first cup of coffee in the morning or a late-night snack. Berkeley

Square footage in all the right places; welcome home to the Chadwick. The Chadwick home plan takes a unique approach to redefine what a typical farmhouse layout could be to suit the needs of today's families. The 3,030 square feet of this story-and-a-half home offers a functional layout that encourages entertaining, relaxation and a beautiful place to call home. In traditional farmhouse home fashion, a formal foyer greets you as you enter through the front door; however, contrary to the typical farmhouse layout, a flex room is ideally situated off the main entrance just before entering the main living space, as opposed to a formal dining space. This setup allows for the opportunity to smartly separate the two secondary bedroom quarters from the primary owner's suite allowing for more intimate retreat spaces for everyone. The main living area greets you with a bright, airy, open-concept living space. The oversized kitchen island overlooks the family room and the dining space, providing an optimal location to be in the middle of everything while entertaining guests. The primary suite features oversized dual closets, dual vanity sinks, a separate tub, and a shower. Upstairs is a secondary entertaining space complete with a half bathroom.

Chadwick

The 2,525 square feet of this story-and-a-half Claire home plan offers a functional layout that keeps all living on the main level with the option to utilize additional flex space upstairs. When entering the Claire, you are immediately greeted by the bright and open living space, which includes the living room, kitchen, and dining area. Three secondary bedrooms are situated just off the family room and share a hall bath. The beauty of this bathroom is in its functionality that promotes ease of liveability. With the shower/ tub combo and toilet in a separate room from the sinks, the ability for residents to utilize the space simultaneously provides a welcome level of added convenience.&nbsp;
Opposite the secondary bedrooms is the owner's suite, smartly situated at the rear of the home past the main living space, just off the kitchen.
